Ventilation is the part of a roof that nobody asks about and nearly every failing roof has a problem with. It is also the cheapest thing to fix while the roof is open and the most expensive to fix afterwards. This page explains how an attic is actually supposed to breathe, and how to tell whether yours does.
An attic is a chimney, not a box with holes in it.
Ventilation works on a current. Cool air enters low, at the soffits under the eaves, warms, rises up the underside of the deck, and leaves high, at the ridge. It is a loop, and a loop needs both ends. Exhaust with no intake is not a system — it is a hole, and the air it moves is pulled from wherever it can find it, frequently out of your heated house.
That is why the single most common ventilation defect we find has nothing to do with the roof. It is intake: insulation blown into the soffit bays during an energy upgrade, blocking the airway completely. From the roof the arrangement looks textbook. From inside the attic, with a flashlight on the eave, nothing is getting in.
The other failure is subtler: mixing exhaust types on a single attic. A powered fan or a turbine will take the path of least resistance, and the path of least resistance is usually the ridge vent three feet away rather than the soffits forty feet down the roof. The result is a short-circuit — air moving briskly through a small portion of the attic while the rest sits still.

Colorado Springs gives an under-ventilated attic two separate ways to damage a house — a punishing summer and a long winter — and they produce completely different symptoms.
Ice damming
Heat escaping into the attic melts snow on the upper roof. The water runs down to the cold overhang, refreezes, and builds a dam that backs standing water up under the shingles. With 38 to 45 snow days a year this is not a rare event, and the damage shows up inside as ceiling staining at exterior walls.
Shingles cooked from below
Trapped heat ages the asphalt binder from the underside while UV works on it from above. At 6,035 feet, with summer UV index readings in the 9 to 11 range, the top surface already has a hard job. An attic running hot means the shingle is being aged from both directions at once.
Condensation and frost
Warm, moist household air reaching a cold deck condenses on it. In a Colorado winter it can form frost on the underside of the sheathing that melts during a warm spell and drips onto insulation. Homeowners frequently report this as a roof leak, and it is not — the water started inside the house.
Decking degradation
Repeated wetting and drying delaminates OSB and softens plywood, which shows up as a spongy deck at the next tear-off and an unexpected supplement on the claim. Ventilation problems are quietly expensive precisely because they present as something else years later.
Warranty exposure
Manufacturer warranties on asphalt shingles generally assume the roof deck is ventilated to specification. A claim on a shingle installed over an under-ventilated attic is a claim with an obvious argument against it, whoever installed the roof.
Cooling and heating load
An attic that runs far above ambient in July pushes heat through the ceiling into the rooms below. This is the least dramatic item on the list and the one you pay for every month rather than once.
How we assess and correct it.
Ventilation problems are diagnosed from the attic side, not the roof. You cannot see intake from outside, you cannot see blocked baffles from outside, and you cannot see frost staining on the underside of the deck from outside. The roof tells you what exhaust exists. The attic tells you whether any of it is doing anything.
Measure the attic, then the openings
Attic floor area sets the required ventilating area, and required area is compared against net free area, meaning the effective opening of the vents rather than their physical size. Screens and louvers reduce it substantially, which is why counting vents is not an assessment.
Check intake first
Soffit vents from below, then the same bays from inside the attic. Insulation blocking the eave is the most common finding and the cheapest to correct with baffles while the roof is open.
Look for evidence, not just geometry
Rust on nail points, dark staining on the sheathing, matted or damp insulation, and frost lines in winter. Physical evidence in the attic settles the question faster than any calculation does.
One exhaust type per attic space
Mixed systems short-circuit. Where a house has multiple separate attic spaces, each needs its own balanced intake and exhaust — a common oversight on additions and split-level homes.
Baffles installed during replacement
Baffles hold the airway open between insulation and deck at the eave. Installing them with the roof off is straightforward; retrofitting them from inside a low attic later is not.
Itemized, not bundled
Ventilation appears as its own line in our scope rather than being absorbed into a lump sum. You should be able to see what is being done, compare it against another bid, and decide.
The timing argument: Ventilation is inexpensive to correct while a roof is being replaced and expensive to correct in isolation. If you are replacing a roof for any reason — age, hail, a claim — that is the moment to deal with it, not the moment to defer it.
What ventilation will not fix.
Ventilation is half of an assembly. The other half is air sealing and insulation at the ceiling plane — the boundary that is supposed to keep household heat and moisture out of the attic in the first place. A house with bathroom fans venting into the attic, open chases around plumbing stacks, or a poorly sealed attic hatch will keep making moisture faster than any vent arrangement can remove it.
We will tell you when that is what we are looking at, including when the correct next call is an insulation contractor rather than a roofer. Selling somebody more vents to solve an air-sealing problem is easy and it does not work, and we would rather be right about that than busy.

Ventilation Questions
It is the ventilation provision in the model residential building code: broadly, one square foot of net free ventilating area for every 300 square feet of attic floor, where the intake and exhaust are properly balanced and other conditions are met, and one to 150 otherwise. The number that matters is net free area, which is much smaller than the physical size of a vent — a screened soffit vent passes a fraction of its own opening. Adoption and interpretation are local, so confirm with your building department rather than relying on a rule of thumb, ours included.
Three, in order of how often we find them. Blocked intake — insulation pushed into the soffit bays during an energy upgrade, so air cannot get in. Unbalanced systems, where exhaust was added over the years and intake never was. And mixed exhaust types on one attic, where a powered fan or turbine pulls its air from the nearest ridge or box vent instead of from the soffits, short-circuiting the whole arrangement.
For most Colorado Springs homes with a continuous ridge, ridge vent paired with continuous soffit intake is the straightforward answer: it exhausts along the highest line of the roof and it is a single system rather than a collection of holes. Complicated roofs with short ridges, hips and multiple attic spaces sometimes need box vents instead. The best vent is the one that matches the roof geometry and has intake to feed it.
It depends almost entirely on whether the roof is already open. Correcting ventilation during a replacement, when the deck is exposed and the crew is already there, costs a fraction of doing it as a standalone job later — which is exactly why it is worth getting right at replacement rather than deferring. We itemize it as a line rather than folding it into a lump sum, so you can see what it is and decide.
It is one of the two halves. Ice damming happens when heat escaping into the attic melts snow on the upper roof, which runs down and refreezes at the cold eave. Ventilation keeps the deck closer to the outside temperature so less melting happens; air sealing and insulation stop the heat getting up there in the first place. Doing only one of the two is why some homes still dam after a ventilation upgrade.
Reinstating what was there is generally part of a roof replacement scope. Upgrading an arrangement that was inadequate is a different question and depends on the carrier and on code requirements that apply to the replacement. It is worth raising early, because it is easier to have in the scope from the start than to add as an afterthought.
